All Sold Out. Belysa sold well because of its pricing, that was among the lowest for an EC then. If you are not eligible for an executive condominium, the most affordable private condo launch coming up is likely to be Clavon. This is however located at the other side of Singapore, in Clementi estate. Its main advantage is that, unlike Belysa, the Clavon condo will be within walking distance of an MRT station at Clementi Town Centre. It’s developer, UOL Developments, is just as well-known as NTUC Choice Homes; in fact, possibly even more so.

THE LIV @ MB CONDO LAUNCH
A new launch in the east of Singapore, on the same side of the island where Belysa is situated, is the new Liv condo. This project is expected to launch around May or June 2022. The Liv showflat should open around then.
This is a different type of development from Belysa. For one thing, it is a private condominium development, not an executive condo. Both are on 99 years leasehold tenure.
Unlike 99 year leasehold land, freehold land is often preferred, as it is a diminishing commodity, and you can theoretically own the land in perpetuity. In practice of course, it is still subject to development plans. And also, leasehold tenure land is being continually renewed, so at the end, there is not much impact really.
The other difference is that, where the Liv condo is located is in a private residential enclave, surrounded almost completely by private housing. Chances are, it will remain so for the foreseeable future.
The Liv @ MB condo is a mid-sized development, comprising 298 units ranging from 1 to 2, 3, 4 and 5 bedroom units.
Another appealing factor about it is that it is within 4 minutes walk to an MRT station, the Katong Park station on the Thomson-East Coast Line. If it sounds good to you, you might be want to sign up for a viewing of the Liv condo showflat soon. There has been no new launch within reasonable walking distance of Katong Park station for some time, so some pent up demand is expected.
